The Party Wall etc. Act 1996 came into force on the 1st July 1997. It applies to every type of owner of land within England and Wales with very few exceptions. But how many owners know of the implications of the Act.? Very few in our experience!
The Party Wall Act affects owners of property who intend to carry out building work on or near walls separating a property from an adjoining property and owners of property adjacent to proposed building work. This may include:
• The demolition of an existing building
• The erection or extension of a building
• The alteration or refurbishment of a building.
We at PASS Consultants are capable of providing a comprehensive service from initial assessment at design stage, including technical advice on Party Structure works, to agreement of any Awards.
As independent specialists we are able to monitor the works on site for compliance with the Act and any Awards. This can be undertaken in conjunction with our contract administration service, thus assisting to minimise disruptions and delays to any design and project programme.
For an evaluation of the party wall matters that may affect your property, please send a set of proposed drawings or email them in AutoCAD format, or, if you are an Adjoining Owner, forward copies of the Notices and any accompanying drawings and we will advise on the best course of action.
